INHERITANCE TAX

Both agricultural property relief and business property relief have been reformed from April 2026. While the existing nil-rate bands and exemptions will continue to apply, the current maximum 100% relief will only be available for the first £2.5m of combined agricultural and business assets.

Any value above this threshold will be subject to a reduced relief rate of 50%, resulting in an effective tax rate of 20%.

FAQs

WHAT IS THE FLAT RATE SCHEME FOR FARMERS?

This is an alternative to VAT registration for farmers. If you register as a flat rate farmer, you do not account for VAT or submit returns, and so cannot reclaim input tax. But you can charge and keep a flat rate addition (FRA) when you sell goods or goods and services to VAT-registered customers.

ARE FARMERS EXEMPT FROM INHERITANCE TAX?

Inheritance tax (IHT) is charged on farms and farming businesses; however, they traditionally benefit from Agricultural Property Relief (APR) and Business Property Relief (BPR), offering significant tax relief. From 6 April 2026, APR and BPR are now capped at £2.5m*, meaning spouses or civil partners to pass on up to £5m in qualifying agricultural or business assets between them before paying IHT.

*The Government confirmed on 23 December 2025 that the threshold will rise from £1 million – as announced in the 2024 Autumn Budget – to £2.5 million in April 2026.
